Recent Zillow Home Value Index data for the San Francisco metro area places typical home values at $1.1368 million as of early September 2026, up just 1.2% year-over-year and aligning with the market's heavy weighting toward the sub-$1.176 million outcome. Trader consensus reflects persistent low inventory, elevated mortgage rates near 6.7%, and moderate overall appreciation despite AI-driven bidding in luxury segments and San Francisco proper, where median sale prices have reached $1.6–1.7 million. Broader metro metrics, including limited new listings and days-on-market around 17, have not produced the acceleration needed to push the index above key thresholds before month-end.
