Recent data from Realtor.com shows the Austin-Round Rock metro median listing price at $450,000 in August 2026, down from $462,000 in July and continuing a multi-month decline amid elevated inventory levels near 5 months of supply. This environment of price cuts exceeding 35% of listings and subdued buyer demand has anchored median home values near or below $446,000, aligning with the market-implied odds favoring the <$446K bin at 81.5%. With resolution just weeks away on September 30, limited seasonal upside appears likely absent a sharp shift in mortgage rates or migration trends.
